Fractional (Multiple Week) Timeshare Ownerships

Trends among high-end fractional resorts and private residence clubs.

Timeshare has come light years from the days of the converted motel.

From the "yuck who would by timeshare" days, fractional ownership is on the far other end and the question is "yikes, who can afford this?"

Super luxury and only the elite need apply.

But it is a growing segment of the vacation industry and a recent report by Ragatz Associates shows that sales are increasing:

The number of resorts built jumped from 42 in 2000 to 66 in 2003, with a matching sales volume jumping from $328 million in 2000 to $489 million in 2003.

The vast majority of the luxury units were built in Ski locations (50% in 2003), golf resorts second, and beach resorts third in destination types.

The average price for week jumped from $40,000 in 2000 to $45,000 in 2003.

Maintenance fees average $1,380 per week of ownership.
