Summer Vacation Planning

Summer 2009 is here folks, starting this weekend; according to our calendars. Hopefully your travel plans have been well thought out over the past few months to a year and your timeshare reservations are secured. But what about next summer; have you even thought about it?

Did you know that it's best to make your reservations as close to a year in advance as possible to be sure and get the week, unit size and resort you want? This means that right now you should be calling to make your reservation for summer 2010.

If you are planning on purchasing a timeshare soon so that you can use it next summer then you better hurry! Summer weeks tend to go fast in areas/resorts that have high desirability for this time of year.

This isn't to say you couldn't buy a float week timeshare right now to use this coming December and not get what you want, but that is a risk you would be taking so just try and keep that in mind.

It is also very important to understand that timeshare transfers, when done properly, can take a while. When your good faith deposit is received escrow opens and the paperwork begins to be processed; escrow is usually about 8-10 weeks in length. Let me know if you have questions about what this entails.

Sellers!! If you have a summer floater you want to sell you might think about getting a nice reservation made for next year; maybe a holiday weekend. This could make your timeshare very valuable to prospective buyers.

Those who own timeshare and/or who are looking into becoming a timeshare owner very often have a multitude of questions; and rightly so - it's a HUGE world out there! The staff at the resort can be extremely helpful but don't expect them to have all the answers pertaining to the use of timeshare.

First, know that you can always count on us! Please call our office or make an inquiry right on our website and we will do our best to answer your questions. No question is a dumb one...so ask away! We are at your service.

Another great tool is to communicate with other timeshare users online. There are many online forums where people just like you visit daily to post questions and comments. You already pay the internet bill, why not take full advantage of it!

Consider signing up on a place like the Timeshare Users Group (TUG's) where there are multiple forums pertaining to the use of timeshare, specific resorts groups, etc. We are members of TUG's and find it very helpful.

You will find other owners/perspective owners on the forums and groups having the same issues as you and by purposefully uniting and speaking out about your concerns you'd be amazed at how quickly you can clear things up.

Don't be shy! It's quite possible that if you go onto forums and groups you find you have the answer to other people's questions or at least you can feel good by leaving them a note to assure them they are not alone.

Remember, we are all in this together! The answers you seek are at your fingertips; you need only to reach out a little and play your part in the timeshare community.

For those of us who want the pleasure of owning a dog, but travel or housing rules make it difficult to commit to 24/7 ownership Flexpetz lets you own a dog for a few days or a few hours a month.

Specializing in rescue dogs, they currently offer shared ownership in New York, London and Los Angeles. On the horizon are programs in San Francisco, Paris and Boston. Of special interest to a certain family of four moving to a new house, a program is scheduled to open in Washington DC.

World's Tallest Timeshare!

The $1.2 billion PH Towers under construction by Westgate in Las Vegas has reached a pivotal point in development with the attainment of the highest point of vertical construction! Located at the Planet Hollywood Resort & Casino, the upscale 52-story PH Towers will be the tallest timeshare building in the world.

Ultimately, the Morris Architects-designed timeshare property will feature approximately 1,200 luxury timeshare units, as well as a casino, a 35,000-square-foot convention center, a restaurant and 16,000 square feet of retail space. Completion of the first phase of the project is on schedule to take place next summer.

Construction of Wyndham's Newest Colorado Resort

Wyndham Vacation Ownership has commenced construction on the company’s fifth Colorado resort, WorldMark Grand Elk.

The resort, scheduled to operate within the company’s WorldMark by Wyndham resort portfolio, is located at the beautiful Grand Elk Ranch and Club community in Granby, Colo. just north of the popular ski destination of Winter Park. The 44-unit property will feature a mix of studio, one- and two-bedroom condominium-style units and is anticipated to welcome guests in summer 2009.

With the resort’s Rocky Mountain location and close proximity to multiple lakes including Lake Granby, owners and their guests can thoroughly enjoy the outdoors through activities such as golf, skiing, fly fishing, hiking and whitewater rafting.

After hitting the slopes in nearby Winter Park or enjoying a round of golf at the neighboring Grand Elk Golf Course, part of the 440-acre Grand Elk Ranch and Club master-planned community, visitors can take in the scenic views and natural wildlife of the region’s many national wilderness areas and parks as well as the Continental Divide.

Beyond the many comforts found in the resort’s units, owners and guests at WorldMark Grand Elk will be able to enjoy such amenities as an outdoor pool, children’s pool, spa/hot tub, barbecue areas, business center, exercise room and children’s play area.

Hawaii Timeshares Flourish while Hotel Stays Dip

Hawaii hotel rooms are going empty, but the timeshare industry says owners continue to flood into the islands.

A report by American Resort Development Association says timeshare occupancy for the most recent quarter in Hawaii was 89 percent, 20 percentage points higher than hotel room occupancy.

The association points out that owners have already paid for one of the biggest vacation expenses and are unlikely to cancel even when other expenses rise.

Association Chairman Mitchell Imanaka says timeshares continue to be a reliable source of revenue for Hawaii's economy.
