Next door to a popular surf shop and few footsteps from the beach, a developer is proposing to put a hotel, restaurant and time-share units where 20 vacation rentals now stand.

"We think there is demand for a great ocean-front hotel in North County," said Carson Mehl, who is handling the project for the Lumiere Hotel Group. "We think we will be one of the few true beach hotels in Carlsbad and our location within downtown is ideal for walkers, which is terrific from a guest experience standpoint."

Lumiere Hotel Group specializes in what are termed "boutique" hotels --- small, luxurious properties in resort areas. The company will open a hotel in Telluride, Colo., this summer, Mehl said Monday. The Carlsbad property, which would go on a half-acre lot on Ocean Street, would be the company's first in San Diego County, he added.

Welk Resorts Renews Affiliation Agreement With Interval International (I.I.)

March 6, 2008 – Interval International, a leading provider of vacation services, announced it has renewed its master affiliation with Welk Resorts. The agreement includes Welk’s five existing properties, as well as future development.

Construction is currently underway at three new Welk resorts, including Welk Resorts Mountain Villas in Escondido, California; Timber Ridge Lodge at Welk Resorts Branson; and Welk Resorts Cabo in Cabo San Lucas, Mexico, the company’s first property outside the U.S.

The 40-page report cites as evidence of this, the fact that, “the US economy is facing the challenges of a slump in the housing market and an increase in fuel prices…(but) the vacation ownership industry has not fallen to the economic woes and is fairly insulated from the economic performance.”

Shell Timeshare to be blocked in Prescott

PRESCOTT - Jeff Davis of M3 Companies Monday evening told more than 300 Prescott Lakes residents that he is stopping plans for a condominium/timeshare project inside the subdivision.

Davis' announcement came during the fourth public meeting M3 has conducted on its application for a zoning change to put the project in the residential community.

In a December letter to the city, Davis said he was planning the project to be on property he had earmarked for the second phase of the Pinnacle at Prescott Lakes, which is north of Smoke Tree Lane off Solstice Drive.

Marriott Timeshare Resales

Vacation timeshare has come of age, and of the big name developers, Marriott led the way.

Marriott's timeshare division is called Marriott Vacation Club International (MVCI).

Marriott high quality accommodations and marketing innovations have sky-rocketed sales, and as a result the timeshare (vacation ownership) portion of Marriott's profit base has become a critically important segment.

A key innovation sparking Marriott popularity is the fact that Marriott Vacation Club owners have the right to convert their timeshare accommodation to "points" - credits that can be spent for such things as airline tickets and stays in Marriott hotels worldwide.

With Marriott timeshare points, known as Marriott Rewards® Points, the timeshare owner can choose to forego the use of the timeshare by assigning the occupancy rights to Marriott, in return for Rewards® Points that can be spent like dollars for things OTHER THAN TIMESHARE.
Such things as airline tickets, Marriott Hotels, merchandise, car rentals, cruises and more.

Numerous new "timeshare companies" are sending out misleading postcards saying that they will be in your area soon, making offers on timeshares. Their "offer" is for YOU TO PAY THEM, not the other way around.

When you call the number on the card, an appointment will be set with you to attend a meeting, usually at a rented conference room at a local hotel.

At the meeting, after they try to convince that the timeshare is worthless, you will find that what they mean by "offers" is that if YOU PAY THEM around $3,000 they will take the timeshare from you.

When asked if they resell the timeshares, they say no, but in fact postings on the Internet indicate that they do sell them, making even more money.

The Departments of Real Estate in several states are investigating such companies.

In the meantime don't waste your time with them, contact us and we will give you a true estimate of resale value.

The project is scheduled to break ground in early 2008, with an opening date projected for fall 2009. It will be developed on a 17.5-acre parcel on the shores of 320-acre Lake Las Vegas and will overlook the 17th hole and 18th tee of the resort's Jack Nicklaus-designed Reflection Bay Golf Course.
